Senior Estate / Estate Executive (SEE / EE)

Assisting the EM in the following:

  • The effective operation of *SCAPE Building and current NYC Academy Building at 113 & 121 Somerset Road.
  • The effective operations of Building M&E systems.
  • Property Management – housekeeping, cleanliness, landscaping, car park management, security and fire safety functions etc
  • In managing A&A projects, including liaising with necessary building authorities, appointed architects and consultants.
  • In managing tenants handing / taking over of rented premises, ensures fitting-out works are carried out in accordance to stipulated guidelines. Process and assist tenants requirements for utilities, signages, etc.
  • Fire Safety Manager of the building.
  • Carry out regular & surprised checks on fire safety non-compliance s. Handles fire safety aspects for events / programs organize by *SCAPE and external party.
  • Provides M&E and logistics support on events organized by SCAPE and update inventory list monthly/quarterly.
  • In overseeing routine improvement works e.g. festive lighting, scheduled repairs, etc either with own team or with contractors.
  • In overseeing and practicing electricity and water consumption cost saving measures.
  • In assisting the PDE Department in the logistic and execution of Mall A&P projects.
  • Involve in establishing a regular and systematic schedule of inspections of building and plants & equipment.
  • To ensure that store inventory is been carry out by assignee and submit monthly.
  • Obtaining quotations / proposals and submit recommendation. Updating of service provider contract renewal 3 months prior to due date and tender study for recommendations.
  • Supervise, deployment, allocation of work assignments to Estate team and ensure complaints / feedback / defects are attended to promptly.
  • Exercise direct control over all Estate personnel in all matters pertaining to work performance.
  • Enforce in-house regulations and overseeing out-source service providers schedule of works and daily operations of security and cleaning agency.
  • Monitoring and monthly recording electrical and water meter readings / consumptions of tenants / common areas.
  • Establish a part-time list of staff to be utilized on an on-call basis.
  • Any ad hoc duties assigned by the Management from time to time and provide monthly report to EM.


Requirements:

  • Possess Diploma in Building Services or Higher Nitec in Electrical, Electronics and/or air-con
  • 3 to 5 years experience as facilities and building or Estate Executive preferably with hands-on electrical and air-con. (Certified FSM is an advantage for a Senior Post)
  • Willing to learn and have initiative to trouble shoot and solve problem independently
  • Able to keep track stock inventory, strong positive attitude with self-motivation and determination to make things happen
  • Possess basic skill to operate PC and communicate via email (in English)
  • Ability to work under pressure, independent and team player.

  • Salary range : $2,040 to $2,900 (Estate Executive)

Facilities Maintenance Technician (9 month contract position)

Summary

Facilities Technician is responsible for the repairs and maintenance of all facilities, acting as the contact for emergency situations that affect the plants ability to operate. Additionally, the Facilities Technician will assess and consider

  1. the safety of our employees,
  2. the security of our assets and
  3. the service to our internal customers.

This position will coordinate outside contractors or vendors for various services

Responsibilities:-

  • Monitors contractor performance and works closely with outside vendors and contractors to ensure work is completed according to specifications
  • Perform facilities system troubleshooting or PM
  • Handle operation and maintenance of various mechanical and electrical systems & services (like, CDA, WWTP, PCW, Exhaust, Vacuum, Gas, DI,  Chillers, UPS, HVAC, AHU etc.)
  • To assure continuous reliability of the facilities systems to achieve zero interruption to production.
  • Perform Preventive Maintenance (PM), and Maintenance activities as according to schedule planned to ensure the systems are well maintained
  • Participate actively in key project such as cost reduction &, system improvement.
  • Performs other duties as assigned. Duties will vary according to the project progress and/or the specific goals of the division
  • To observe and abide to all Environmental Health and Safety related rules and procedures in compliance to the Environmental Health and Safety policy
  • Assists with maintaining building security and immediately responds to building emergencies on a 24-hour basis
  • Performs basic electrical work and determines when a electrician is required
  • Willing to work overtime as when require
  • Practice Good Manufacturing principles and comply at all times to GMP, Quality Control, AIB, Food Safety, HACCP, Safety and Legislative requirements
  • Revise all PM specification and procedures
  • Involved in the installation and commissioning process for all facilities systems

Essential Requirements:

    • Minimum ITC in Mechatronics / Electrical / Aircon
    • With 1 to 2 years of working experience in the similar or manufacturing industry.
    • Knowledge in using Computer preferably Microsoft office tools
    • Good written and verbal communication skill in English.
    • Proactive with ability to work to high standards and form part of team
    • Posses Electrical LEW license as added advantage
